Mate, I'm on the look out myself for a nice JDM myself. Any reason why you don't sort out all the bits that need doing before selling it? I think some people might be put off reading stuff like no driver seat / problem with the box / issues with the clutch etc.

Any crash damage in the past / rust / service history?

I drove this when jms had it, has a twin plate in it as well from memory, which explains your clutch rattle
