I'm looking into renting and living in an industrial unit, for several reasons.
1: plenty of space to work on car
2: plenty of space to have mates round, drink, party and make loud noises
3: its balla as fack
4: dont have problems with the owner complaining of car parts
5: its balla as fack
Has anyone else done something like this? And what kind of problems did you guys encounter during this time.

Actually, it CAN be legal. I looked into this myself and quite a few people I know do it.
Where I used to work, the neighbours used to have movie nights for their family and kids, and had a huge ass projector going onto part of the tilt-up slab that was painted white, as well as some major sound equipment.
The legalities are a grey area. E.g. if you're living there and your kitchen burns the complex down, and you weren't insured, prepare for penetration.
That aside, there is a legality where you can be considered a live-on-site caretaker, as long as you also run your business from the premises.
So yes, you can do it. Check with the complex and with your insurer.

Yes, it would be a great way to get into the market. Back in 2008 I was looking at one that was for sale for about $235k which was about 1/3 the price of the local area housing. It was also facking huge (255 m2) and that was without the mezzanine level that I would have build the living quarters onto. It already had an office and toilet and shower and was easily 9m to the gutters. I reckon I could have pimped the fack out of it and made it at least the same as a 3 bedroom unit with a large media room + utilities for about another $50k
As long as you're not a bogan about it and keep your space clean and aren't doing skids and attracting the wrong kind of attention, some neighbours would probably enjoy having onsite "security" for their business when they aren't there on the weekends and after hours.
As Nick said, look into both:
Onsite care taker and onsite security.
Exactly how I see it man, you have your fun but you still stick to the law. And someone with a sense of culture and style could make a much better house than a.... well a house haha.
Even still during the day when work is around you've got people watching your shop and during the night your watching their shops.
I've been in talks with a mate/work colleague as we both as a side job/hobby we do automotive photography, if we were to use that as our workspace (cough cough) it may be easier for us to get this sort of thing done.
